What is an EPC?

We Cover Norfolk & Suffolk

An Energy Performance Certificate gives your property an energy efficiency rating from A (most efficient) to G (least efficient). It includes recommendations for improvements to save energy and reduce carbon emissions. Whether you’re selling, renting, or simply curious about your property’s efficiency, an EPC is essential.

If you’re a landlord, rental properties need a minimum rating of an E which is rising to a C in 2025. For anyone selling a property, all houses in the UK must have a valid EPC when they are being sold. EPCs can be useful if you’re interested in improving the energy efficiency of your home.

General questions

An Energy Performance Certificate (EPC) provides information about the energy efficiency of a building, with a rating from A (most efficient) to G (least efficient). It includes recommendations on how to improve energy efficiency and reduce utility costs.

In most cases, an EPC is legally required if you are selling, renting, or building a property. Requirements may vary by region, but landlords, property owners, and developers typically need to obtain an EPC before marketing the property.

Assessment Process

An EPC assessment involves a thorough inspection of your property’s key energy-related features, including insulation, heating systems, ventilation, and lighting. Based on this, the assessor will calculate the property’s energy efficiency rating.

The assessment typically takes between 30 minutes to 1 hour, depending on the size and complexity of the property. After the inspection, it may take up to a few days to receive the final certificate.

An EPC is valid for 10 years. If significant energy-related improvements are made, you may want to get a new assessment to reflect a potentially better rating.

Legal and Compliance

In most regions, failing to provide an EPC when required may result in fines or penalties. An EPC is often required to list the property, so having one in place is essential for compliance.

Yes, rental properties must meet a minimum EPC rating to be legally rented. The minimum is an E rating, properties rated F or G can’t typically be rented unless they qualify for specific exemptions, such as listed buildings where upgrades may not be feasible.

Cost and Payment

The cost of an EPC assessment varies depending on the size and type of the property. Residential properties usually cost between £65-£100. Contact us for a specific quote.

We accept bank transfers and cash.  Payment details and terms will be provided during the booking process.

Improving Your EPC Rating

Several factors affect the EPC rating, including insulation quality, type and age of heating systems, window glazing, and the presence of renewable energy sources like solar panels.

You can improve your EPC rating by upgrading insulation, installing energy-efficient windows, improving heating and hot water systems, and considering renewable energy sources. The EPC report provides recommendations specific to your property.

Yes, we provide guidance on implementing the recommended energy efficiency improvements in your EPC report. While we do not perform these upgrades directly, we can refer you to trusted service providers.

Booking and Availability

You can book an EPC assessment by phone or filling out our online form. Our team will arrange a convenient time to inspect the property.

After the Assessment

Typically, you will receive your EPC report within 1-3 business days after the assessment and payment has been received. We aim to deliver reports as quickly as possible to meet your needs.
